Where can I renew ICBC insurance near Langley without an appointment?
At our Fraser Highway office in Surrey. Bring your current papers and your driver’s licence and it is handled at the counter, usually in a few minutes. No appointment needed.
Which broker near Langley handles farms and acreage?
We do. Barns and outbuildings, equipment, livestock, farm liability and produce sold at the gate all sit outside a standard home policy, and rural property is one of the classes we place when others withdraw.
Is there an insurance broker near me open on Sunday?
The Surrey office is closed Sundays, but our Delta branch at 2-8195 120 St is open seven days a week, Sunday 10:00 to 20:00, and until 9pm most other days.
Do you insure Langley homes and acreage that other insurers declined?
Yes. Older wiring, roof age, a past claim, a vacant period, wildfire exposure or distance from a fire hall are the usual reasons, and placing those is ordinary work for us. Bring the letter.
Do your brokers speak Punjabi?
Yes. Our team speaks Punjabi, Hindi, Italian, Cantonese and Mandarin as well as English.
Out toward the flats? farm & acreage insurance covers barns, equipment and gate sales.
What the Township of Langley has put in writing.
Langley is two local governments. The City of Langley and the Township of Langley each have their own bylaws. What follows is from the Township, which borders the Fraser River and inspects the dikes.
One
The programme
The Township says it maintains a flood risk protection programme that is reviewed every year and includes regular inspections. Staff watch snowpack and runoff forecasts from the BC Ministry of Environment River Forecast Centre.
Two
The gauge
The Township says its Freshet Flood Response Plan includes regular dike inspections, and identifies specific water levels at the Mission Gauge which, if they are reached, trigger action.
Three
The perimeter drains
The Township says perimeter drains sit slightly below the house foundation and need flushing or cleaning from time to time. If they are not maintained, it says, the amount of water they can handle is reduced, which can result in household flooding.
Four
The downpipes
The Township says downpipes connected to perimeter drains can send too much water to the foundation drains and flood the house. It advises directing them onto splash pads instead, so roof water soaks into the lawn and garden.
Five
Older drains
The Township says that if perimeter drains are very old they may need to be replaced.
Six
The sandbags
The Township says sand and sandbags are available 24 hours a day, all year round, at the Operations Centre at 4700 224 Street. Bring your own shovel.
Six guides for projects, property and what sits on the driveway.
Wrap-up liability
A wrap-up covers the project. It does not cover your company. Read the guide.
When builders risk ends
Builders risk can end before the date printed on the certificate. Read the guide.
Completed operations
Your liability for the work does not leave the site when you do. Read the guide.
The boat and the trailer
The boat on the driveway is not household contents, and the trailer is not a car. Read the guide.
The pollution exclusion
The pollution exclusion in a liability policy is broader than the word suggests. Read the guide.
Water damage cover
Water is the peril a policy divides up the most, and the one it is fussiest about. Read the guide.
