What personal insurance do I need in BC?
Most households need three things: property cover for where you live and what is in it, liability cover in case you injure someone or damage their property, and ICBC Autoplan for any vehicle on the road. If you own a rental, a second property or acreage, each of those needs its own arrangement, a homeowner’s policy will not stretch to cover them.
What differs between people is the detail: earthquake, overland water, a strata deductible, an older home, a suite in the basement. That is the conversation a broker is for.

Is the rebuild amount current?
Building costs have risen sharply. A figure set a few years ago may not rebuild your home today.
What water damage is included?
Overland water and sewer backup are separate covers, and they are not automatic.
Does anything happen there commercially?
A suite, a home business, produce sold at the gate, all commonly excluded unless declared.
What people ask about personal insurance.
Do I need tenant insurance if I rent?
Your landlord’s policy covers the building, not your belongings and not your liability. If a fire starts in your unit and spreads, you can be held responsible for damage to the whole building.
Does my home policy cover a rented-out suite?
Often not. If part of the home is rented, the insurer needs to know. A claim can be refused where the use was never declared.
What is a strata deductible assessment?
When a loss starts in your unit, the corporation can charge its deductible to you. Those deductibles now run into the tens of thousands, and your own policy needs a limit that matches.
Is basic ICBC cheaper from one broker than another?
No. Basic Autoplan costs the same wherever you buy it. What differs is the optional coverage advice and how much of your time it takes.
Can you insure a home other companies refused?
Usually. Older wiring, roof age, a past claim or a vacant period are the common reasons, and placing those is ordinary work for us.
