What we are asked for most here.
Richmond runs on goods moving through the gateway, by sea, by air and by truck. What we cover here:
Goods in transit
Ocean, air and road. Cover written to follow the shipment rather than stop at the port gate. Marine and cargo insurance.
Warehouse and stock
Stock values that move week to week, rack and sprinkler conditions, and the limit written into the lease. Commercial property insurance.
The goods you did not make
You imported it, you sold it, and the claim arrives at your door. Wholesale and distribution insurance.
When the line stops
A machine, a supplier or a fire somewhere else, and the income stops before the repair is finished. Business interruption insurance.
Vans, trucks and the yard
Owned units, hired units, and the errand somebody runs in their own car. Commercial vehicle and fleet insurance.
Declined or hard to place
High stock values, older buildings, a claims history, recycling and waste. Send us the letter.
Where cover starts, and where it stops.
A shipment changes hands at every stage below. A policy can end at any one of those handovers.
Stage one
At the supplier
Goods are packed and paid for. Who carries the risk at this point is set by the sale terms, not by habit.
Stage two
Loading, then the ocean or air leg
The longest stretch of the journey. What answers here depends on the terms of the sale and the certificate behind them.
Stage three
Arrival, customs and the yard
Goods sit, get handled, and move between parties. Responsibility can change hands more than once here.
Stage four
The truck to your door
A carrier limits what it owes you in its contract of carriage. That is not the same as insuring the goods. What a carrier actually owes you.
Stage five
In your warehouse
Now it is stock, and the property limit was set at renewal, back when the values were different.
Where cover starts, and where it stops
A shipment changes hands several times before it reaches you, and a different policy is built for each part of that journey. Under CIF and CIP your supplier has to buy cargo cover for you. Under the other nine Incoterms 2020 rules they do not.
The handovers are where a shipment can sit uninsured. It is worth checking yours.
| Stage of the journey | Cover your supplier buys | Cargo policy | Property policy |
|---|---|---|---|
| At the supplierAt the supplier, a cargo policy is not built to reach goods still resting there. Covering goods in store is a separate arrangement. Who carries the risk at this point is set by your sale terms. | Cover your supplier buys: Not what this policy is built for | Cargo policy: Not what this policy is built for | Property policy: Not what this policy is built for |
| Loading, then the ocean or air legFrom loading and through the ocean or air leg, a cargo policy is built to reach the goods. Cover your supplier buys may also apply, depending on your sale terms. | Cover your supplier buys: Only on some sale terms | Cargo policy: Built to reach this stage | Property policy: Not what this policy is built for |
| Arrival and the yardAt arrival and in the yard, a cargo policy is still built to reach the goods. Cover a supplier buys stops at the port or place named in your sale terms, so it may not reach the yard. | Cover your supplier buys: Only on some sale terms | Cargo policy: Built to reach this stage | Property policy: Not what this policy is built for |
| The truck to your doorOn the truck to your door, a cargo policy is built to reach the goods. Most wordings put a time limit on this after the ship or plane arrives, so goods left sitting at the port can fall outside it. | Cover your supplier buys: Not what this policy is built for | Cargo policy: Built to reach this stage | Property policy: Not what this policy is built for |
| In your warehouseIn your warehouse, a cargo policy is built to run until unloading is finished. Goods resting there after that are what a property policy is written for. Your own wording will say. | Cover your supplier buys: Not what this policy is built for | Cargo policy: Only on some sale terms | Property policy: Built to reach this stage |
These sentences say what each policy is built to do. They do not say a claim will be paid, and they do not say one will be refused. Your own wording decides.
Bring us the shipping pattern and we will walk it stage by stage with you.
Three things importers ask us about most.
“Insurance is included”
On a CIF sale the seller arranges the marine cover. The grade of that cover, and who it answers to, are set by the contract, not by you. Ask to see the certificate before you rely on it.
Twelve months, or twenty four
The indemnity period is the window business interruption pays for, and it runs from the loss, not from the day you reopen. A long lead time on a replacement machine can outlast it. How long it pays.
Recall is not product liability
Product liability answers for injury and damage the goods cause. Getting the goods back off the shelf is separate. Why the two are not the same.
General information only. What is covered is decided by the wording of the policy actually issued to you.

From importers, distributors and warehouse operators.
Do I still need cargo insurance if my supplier says insurance is included?
Look at the certificate before you decide. On a CIF sale the seller buys the marine cover, and the grade of cover and the party it answers to come from the sale contract. Read it against your own exposure, and if it does not answer to you, arrange cover that does.
What is stock throughput insurance?
It is a single policy written to follow goods from the supplier, through transit, and into storage, instead of a cargo policy and a property policy meeting somewhere in the middle. Whether it suits a business depends on the values and the shipping pattern. Bring us both and we will go through it.
Who is responsible if a product I imported causes damage?
Bringing goods into Canada and selling them can put you in the chain a claim runs along, even though you did not manufacture them. Product liability is the cover written for that. Recall costs are dealt with separately.
What insurance certificate does a shipper ask for before loading?
It depends who is asking and what the contract says. Cargo certificates, motor truck cargo, and liability certificates at a set limit are the ones we are asked for most. Send us the clause and we will tell you what it is asking for.
Is there an insurance broker near Richmond open on a Sunday?
Our Delta branch at 2-8195 120 St is open seven days a week, Sunday 10:00 to 20:00.
Do your brokers speak Cantonese or Mandarin?
Yes. Our team speaks Cantonese and Mandarin, as well as English, Punjabi, Hindi and Italian.
The guides that matter most in this trade.
You did not make it
A claimant can name any party in the chain that put the product in front of them, and an importer is in that chain. Why the claim still reaches you.
How your stock is valued
Actual cash value pays what the goods were worth on the day, not what it costs to buy them again. Same fire, two very different cheques. Replacement cost or actual cash value.
Forklifts, chillers and compressors
A property policy answers for what happens to the machine, not for what happens inside it. Why property skips the motor.
Water in a warehouse
Sprinkler heads, roof drains and the pallet on the floor. Water is the peril a policy divides up the most. What water damage cover does.
The email that changes the bank details
A payment sent on a fake supplier instruction is not a break in, and a policy treats it differently. The fraudulent instruction sub limit.
What the warehouse lease already decided
Liability at the limit the lease names, cover for the space you occupy, and the certificate the landlord wants. Your lease wrote your policy.
Why so much of this work runs through Richmond.
Vancouver International Airport sits on Sea Island in Richmond, and the Port of Vancouver holds a riverfront intermodal site in the city. The port moved a record 170.4 million tonnes of cargo in 2025, including 3.78 million containers. Air freight through the airport came to 365,000 tonnes in the same year, 7.4 per cent more than the year before. Richmond Economic Development counts more than 500 freight, logistics and cargo companies in the city.
Sources: Vancouver Fraser Port Authority, 9 March 2026, Vancouver Airport Authority, 3 February 2026, and Richmond Economic Development. Each opens in a new tab. The figures belong to those bodies, not to us, and they are restated every year.
The volume is not really the point. Every one of those shipments changes hands several times before it reaches a customer, and each handover is a place where one policy ends and another is meant to begin. That is the part worth going through.
