Build the file before the excavator arrives.
Builders risk runs for the project, not the year – and it is priced best before work starts. The quote is built on specifics: what is being built, the completed value, the schedule, what the lender demands. This asks exactly those, one question per screen, and shows you the whole file before anything leaves.
Review it the way you would walk a site before pouring. Correct what needs correcting, then move it to the form and choose how the reply arrives.
What a complete builders risk file includes.
Course of construction cover is priced on the questions below, and a file that answers them all gets a real quote on the first pass.
The project, precisely
New build, renovation, conversion, or a structure being moved. A renovation raises its own question: whether the existing building rides on the same policy.
The completed value
The full finished value, land excluded. It is the number the policy is built on, and the one that decides which markets can take it.
The real schedule
The policy runs for the project, not the year. A term shorter than the true schedule is the classic mistake, and an extension asked late is granted on worse terms.
When work starts
Cover arranged before the excavator arrives is priced best. A project already under way – even one that ran bare – is placeable when it is said first.
The site at night
Theft of materials is the loss that repeats on BC sites. Fencing, locks, cameras and patrols all move the rate.
The lender wording
Lenders and construction contracts name exact insurance wording. A policy that matches it keeps the draw schedule unblocked.
The soft costs
A fire mid-build does not pause the loan. Interest, fees and permits during the stall are their own cover, priced when asked for.
The record, told first
Project losses and any decline or cancellation. All workable when they arrive from you, and all worse when they arrive from a database.
The structure and materials, the existing building, soft costs, wrap-up liability, equipment – what you pick at the end is what the quote comes back showing, priced line by line.
Read by the desk that writes more of this than anything else.
Project files go to the commercial desk and get read whole, not skimmed. Builders risk is our largest line of business. The reply arrives the next business day, and usually the same day – email, phone, or a time to come in, chosen by you on the form.
